Weathertightness Reports
Some homes carry more moisture risk than a standard inspection can fully assess. An Inspeco Weathertightness Report takes a closer, forensic look at the building envelope and where water could be getting in.
- NZS 4306 Reporting Standard
- Healthy Homes Standards
- NZS 8510:2017 Meth Testing
- IANZ-Accredited Labs
A closer look where water does the most damage.
Weathertightness problems are often hidden behind cladding until they become expensive. Homes built from the 1990s to the mid-2000s with monolithic cladding, minimal eaves, complex rooflines or enclosed decks are recognised as higher risk in New Zealand.
Our Weathertightness Report focuses on the building envelope: cladding, junctions, penetrations, joinery, decks and balconies. Your inspector uses non-invasive moisture testing to map readings at risk points, then reports what was found, what it likely means and what further investigation (if any) is worth considering.
Key benefits
- Focused assessment of higher-risk cladding and design features
- Moisture readings mapped to locations and photographed
- Clear risk rating and recommended next steps
- Valuable before buying a monolithic-clad home
- Independent of builders, cladding and repair companies

How is this different from a pre-purchase inspection?
A pre-purchase inspection covers the whole property and flags weathertightness risk. A Weathertightness Report goes deeper on the building envelope and moisture, which is worthwhile for higher-risk homes.
Do you drill holes or remove cladding?
No. Our assessment is non-invasive. If findings suggest invasive testing is warranted, the report will say so, and that work can be arranged with a specialist with the owner’s consent.
Which homes should get a Weathertightness Report?
Homes with monolithic or plaster-type cladding, particularly those built from the 1990s to the mid-2000s, homes with minimal eaves or complex rooflines, and properties with enclosed decks or balconies.
Can I book it together with a pre-purchase inspection?
Yes — and it’s usually the smart move for higher-risk homes. Ask us for a combined quote.
