Pre-Purchase Building Inspections
Buying a home is the biggest purchase most people make. An independent Inspeco inspection tells you what you are really buying — structure, weathertightness risk, services and maintenance — before you go unconditional.

An honest read on the property, before you sign.
A pre-purchase building inspection is a visual, non-invasive assessment of a residential property’s condition, carried out and reported in line with NZS 4306:2005, the New Zealand standard for residential property inspection.
Your inspector works through the site, exterior, roof space, interior and subfloor (where accessible), recording defects, moisture readings and maintenance items with photographs. You get a plain-English summary up front and the detail behind it, so you can negotiate, budget or walk away with confidence.
Key benefits
- Spot significant defects before you go unconditional
- Use findings to negotiate price or repairs
- Budget realistically for maintenance in the first few years
- Report aligned to NZS 4306 — useful to banks and insurers
- Independent: we don't quote for, or profit from, any repairs

How long does a pre-purchase inspection take?
Most standard homes take two to three hours on-site, depending on size, age and access. Larger or older properties can take longer.
Can I attend the inspection?
Yes. We recommend joining for the final 20–30 minutes, when the inspector can walk you through the key findings in person.
Does the inspection include a weathertightness assessment?
The pre-purchase inspection flags visible weathertightness risk and takes non-invasive moisture readings. For homes with higher-risk features, such as monolithic cladding from the 1990s–2000s, we recommend adding a specialist Weathertightness Report.
Will the report tell me whether to buy?
No inspector can make that decision for you. The report gives you an independent, evidence-based picture of condition so you can make the call — and discuss it with your lawyer or lender.
Can I add a Healthy Homes report or meth test?
Yes — our Buyer’s Essentials and Complete Peace of Mind bundles combine services at a lower price than booking them separately.
